When the interest rates go down, many choose to use this opportunity to refinance mortgag loans to get a lower rate. A fixed rate mortgage can also work to your advantage or disadvantage. When you take out your mortgage, you will be given an interest rate and you will keep that same interest rate the entire term of your loan, which is why it's called fixed. Many people refinance mortgag loans that were ARM loans and turn them into fixed if the market experiences a low interest rate.
