The first thing you should know is the difference between home construction loans and mortgage loans. For one, they cannot be interchanged. Mortgage loans are for payments on a house you own. Construction loans are for the expenses involved in building a house from scratch, or adding a new section onto an existing house. The repayment schedules are also very different between construction and mortgage loans. When you buy a house and take out a mortgage loan, you pay monthly installments toward the loan amount. This usually goes on for thirty years. Construction loans are significantly different. While the house is being built, you usually only have to pay the interest. This is much cheaper. However, one the house is done being built, you have to pay the loan back in full all at once.
There are exceptions to this rule, though. Construction-to-permanent loans are essentially both construction and mortgage loans. They start out as construction loans because they help pay for the building of the house. Once the house is done, it then turns into a mortgage loan. Then you only have to pay in installments rather than all at once. This is probably one of the most important things you should learning when you are finding out how do construction loans work.
It can be harder to find companies that provide construction loans compared to mortgage loans. You will likely have to contact a bigger national bank than a small one. Still, you will have a better lending officer with bigger companies. This is important because of how complicated construction loans can be.
